Harbor Ridge Community Overview

THE LOCATION:
Just North of the intersection of Interstate 90 and State Route 531 (Harborcreek Exit #35) on the West side of Route 531 just beyond Travel America.

THE DEVELOPMENT:
A 300-acre community consisting of 156 town home condominiums, 263 patio home condominiums and 62 single-family housing sites blended into an 18-hole championship golf course. Bloodgood-Sharp-Buster Planners and Architects, a nationally recognized firm, performed the land planning and golf course layout for this development. Many of the home sites have tremendous views of Lake Erie and the peninsula, with exposure to the golf course and/or green space. The theme for the entire development will be a Colonial Williamsburg appearance.

THE VILLAS:
Consisting of four unit buildings, these units offer 1,280 to 1,500 square feet of living area with one car garages. The estimated price range will be from $139,900 - $151,900, with all units being a one story layout with 2 bedrooms in each unit.

THE PATIO HOMES:
A patio home is a detached form of condominium, being that the association performs all exterior maintenance. The patio homes in Harbor Ridge will be situated on 55' x 110' sites and range from 1,441 to 1,878 square feet. The pricing of the units will be between $170,000 - $200,000 and all of the units have full basements and a 2-car garage.

THE SINGLE FAMILY SITES:
The average lot size for the single-family homes is 70' x 150', with a minimum requirement of 1,800 square feet of living area. All of the residents must join a homeowners association for the maintenance of the landscaping and snowplowing to allow a consistent exterior appearance for the development.

THE GOLF COURSE:
The front 9 of the golf course was completed in the Fall of 2003 and is currently open for play, weather permitting, with the back 9 currently under construction. The golf course will be open to the public, with some benefits of use to the residents of the community. Bloodgood-Sharp-Buster, Land Planners and Architects, being recognized nationally for their golf community design, completed the layout for the course. The view of Lake Erie and the peninsula from many holes of the golf course and some areas of the community are spectacular.
